Importance of Termite Inspections and Repairs before Escrow
Whether you are looking into buying or selling a home, getting a Termite Inspection is important for several reasons.
What is a Termite Inspection?
A Termite Inspection is a visual inspection preformed by a Professional who examines the property of accessible areas for any evidence of wood-destroying organisms (WDO). The Termite Inspector will inspect all areas of the home including accessing any subspaces such as crawlspaces and basements. At the competition of the inspection the inspector will provide a Termite Report for the structure which will state if there is any damage/evidence found. At that point you will know what needs to be repaired or treated for termites.
Home Buyers
If you are the home buyer, a termite inspection will give the necessary information on if there is any wood destroying organism damage to the home before buying. If there is no damage found to the home then you can go forward knowing that there will be no extra cost in wood damage due to termites or wood rot. Given that there is damage found in the home than you can take the necessary steps in order to request that the repairs be done before buying the home. Another option is to have the quoted cost of repairs shown on the Termite Report be included in the contract, see if subtracting the cost of repairs in the asking price of the home is an option. Having the information from a Termite Report can help in the negotiation process of home buying.

Being the seller, you want to insure that your property is free and clear of termites and wood damage. You can choose to get a termite inspection before you list the property to save time later. Knowing if there is damage can sway a buyer one way or the other. If there is damage found on the home there can be hesitation in the buying process from the buyer. A buyer is not going to want to buy a home with extensive termite and or wood damage. Termite damage can cause destroy an entire structure if given the time to do so. A potential buyer can walk away from buying a home completely after given the results of a termite inspection. If the home that you are selling has been found to have damage after an inspection you can then choose to have the work completed by a professional. Once the work has been completed or the termite treatment has been given and there is no longer an infestation that can now be stated in and updated report. Having a free and clear termite report to give to the buyer will show greatly in your favor.
Banks and Loans
While it is not a law in the state of California that you must have a Termite Inspection performed by a professional on the home that is being bought or sold some lenders or insurance providers do require a Termite Inspection. Most all VA Loans do require a full Termite Inspection to be preformed. The banks are looking for Termite Clearance on the home. Many mortgage lenders do require a termite inspection to be preformed and to be free and clear before they provide financing.
Conclusion
Even if a Termite Inspection is not required in the buying process it is HIGHLY recommended that you do have one done on the home to avoid future high costs of repair if there is an existing infestation of termites.
