Have you seen some mud like tubes in or around your home, and wondering what they are? They could be Subterranean Termite mud tubes or shelter tubes, and having a Termite Professional identify them is extremely important before they cause costly damage to your home. Subterranean termites maintain their living space underground and build mud like tubes that connect from the nest up to the food source which is wood. The mud tubes that you see are made up of a mixture of soil, feces and saliva. The tubes follow irregular patters that can seem to be working up, dropping down from the food source or seem to be exploring the wood going off into different directions. You can break open the tubes to check if there are any active termites. Subterranean termites can rebuild damaged tubes which is an indication of continued activity. It is important that you have them identified by a Professional Termite Inspector and have them assess any damage that may have already been caused by the swarm of subterranean termites.

Dryrot?

Dryrot can destroy your home.

Dryrot is wood decay caused by certain species of fungi that digest parts of wood, in doing so the fungi eats away at the strength of the wood, which can compromising your home. The wood that is now weak and been eaten away by the fungi will typically look dry and can resemble termite damage though it is not.

Causes

Wood to earth contact such as failed foundation is a common cause of Dryrot, however Moisture is the main cause. Eliminating the Moisture and finding the main source of what is causing the moisture such as leaking pluming and correcting the issue would be your first plan of action in helping control the issue of Dryrot and Fungus growth. If the moisture cannot be controlled or the Dryrot has taken over, the wood will need to treated and or most likely removed completely.

What you can do.

  1. Locate the damage and source of moisture.
  2. Replace damaged wood that has become weak.
  3. Treat new and existing wood to prevent growth of Dryrot and Fungus that may still be in the wood. (This would most likely be a job left to a Professional.)

Something many people may not be aware of is that Dryrot/Fungus if found during a Termite Inspection on a home would be "called out" as a Section One item according to the Structural Pest Control Board and would need to be treated and corrected before a Section One Clearance could be issued for the property.

Its hard to know what to do when you come across Dryrot or see Fungi growing around your home, save yourself the headache and worries. This should be an exciting time, you are in the market of selling your home, perhaps it is in the Escrow phase and a Termite Company has just sent over the Termite Inspection Report you requested, now what? Well, if there are findings of Wood Destroying Organisms you will need a Clearance before you close Escrow. As if it wasn't stressful enough trying to close on a home, whether you are the home owner or the agent, time is one thing you know is staring you in the face. In a time of urgency the last thing you need is to deal with finding a trust worthy contractor to start and finish the work that was called out in the original report, and you will also be needing the Clearance, why not have it done all in one place with one Family Owned Company?

Start by calling for an Inspection, after you have received the report via email and you have looked over the findings and the bids that were given call the office and notify Black Knight that you would like to go forward and schedule the work for the property. The work can be all of it, or only some, it is completely up to the customer (that's you). Black Knight also offers primary and secondary recommendations depending on your preference. We know there is usually a crunch for time so we are efficient in getting the work scheduled when you need it done by and also supplying the clearance/completion for the property once the work is completed. In using the same company through the entire process there are many benefits, one being less confusion, and the other is the time efficiency of it all.  An added bonus of scheduling the work after Black Knight has also done the original report is we will waive the inspection fee.

We can help you with that too. Let's say you had us do the original report but decided to go with another contractor to do the work, no problem. Give Black Knight a call and we will schedule for a Reinspection of the property, we will make sure everything has been repaired and if it is clear we will issue the Clearance as well and send it to the parties involved.

We do that too. Now you just got your copy of the Termite Inspection done on the property at hand by a company other than Black Knight and want a second opinion? No matter what the reason, it is your right to have another opinion. Send us over the original report you received by the other company after placing your order with Black Knight for a Second Opinion Termite Inspection and we will waive the inspection fee.
